Building Inspection for Homes Built after 2004

 ”Should I bother getting a building inspection for a home built to the new building code after 2004 in Auckland”

The answer is Yes. It is fair to say that the home probably isn’t going to be a leaky home, but it can still leak. We have conducted plenty of house inspections whereas the home has window leaks, plumbing leaks and roof leaks… and they are built to the new code. Workmanship issues. 

You may be protected by a builders warranty for between 5 – 10 yrs, but don’t rely on that when buying a house. You still need to know if the property has any leaking issues so you can adjust your offer accordingly.

Getting a professional and experienced building inspector in Auckland is a wise investment for any buyer, as too many people ’cross your fingers’ and hope the home is OK because they don’t want to spend money on due diligence first… that would be called gambling to a certain extent. Other home buyers rely on the real estate agents opinions… yes, you read that right. Ekkk.
