One common mistake home buyers make, is not getting a building inspection on a new home, even when it does have a master builders warranty. A warranty gives you more reason to get the home inspected, because if any issues with the property are detected, it should be covered by the warranty.

Typical problems found in new homes during a inspection, are plumbing leaks where the plumber hasn’t fitted off the joins and pipe connections correctly. We quite often come across shower leaks on the back of the mixer… and after a few uses of the new shower water begins to appear on carpet in the room or hallway behind the shower. Even worse, the water is leaking into an external wall. Another common type of leak is through the roof or windows.

Buying a brick, concrete or solid block home. Get a building inspection:

Yes, a brick home will have a cavity system to allow water to drain out, and air to circulate in, but  it doesn’t mean the house doesn’t leak. We recently did a building inspection on a brick home in Auckland, and the carpet grip was moist. It turns out there was a crack in the slab right in the corner of the home and water was getting into the home due to the ground level outside being to high (to the base of the bricks… no ground clearence). Another inspection revealed subsidence in the ground… you could see under the slab and nothing was supporting the external load bearing wall! Crazy.

If you are trying to save money before buying the house, at minimum you should ask your building inspector to give you a price on a verbal inspection (no report). Buy carefully!!

If you are going to spend your life savings on a home in Auckland, you certainly should get a moisture & structural home inspection, no matter what the real estate agent tells you!

Why is it that one building inspector will tell you it’s not a leaky building, while another house inspection company will say ‘it’s a leaky home’?

We all know about the leaky home problem in Auckland, and property inspectors really know about them! It’s important to know the home you are buying isn’t at risk of ‘turning into’ a problem for you, even if it isn’t leaking at the time in inspection. This is why you need down to earth, honest and realistic advice about the risks associated with plaster homes (particularly if it has untreated timber in the external walls). Some leaky home inspectors will tell you how it really is, while others could be wording their inspection in favour of the real estate agent… especially if the agent referred their services to you.

You should always get an independant leaky building report from an inspector with no vested interest in the result. In other words, a company that offers to fix the problems they detected could be telling you ‘porkies’ to get further work out of the inspection.

Most buyers these days will get a moisture scan and leak test if the home is built in the 90′s to 2004. A thermal imaging leak scan is a good place to start, such as the services offered by findaleak.co.nz .

The answer is Yes. It is fair to say that the home probably isn’t going to be a leaky home, but it can still leak. We have conducted plenty of house inspections whereas the home has window leaks, plumbing leaks and roof leaks… and they are built to the new code. Workmanship issues. 

You may be protected by a builders warranty for between 5 – 10 yrs, but don’t rely on that when buying a house. You still need to know if the property has any leaking issues so you can adjust your offer accordingly.

Getting a professional and experienced building inspector in Auckland is a wise investment for any buyer, as too many people ’cross your fingers’ and hope the home is OK because they don’t want to spend money on due diligence first… that would be called gambling to a certain extent. Other home buyers rely on the real estate agents opinions… yes, you read that right. Ekkk.
